The Bismarck Martínez Social Housing Program is ready. Starting tomorrow, families will be able to approach the Social Programs offices of the Managua Mayor's Office and submit their applications to acquire a decent and safe home, at low monthly fees of $ 40 per month, with a term of up to 25 years.
The Secretary of the Capital Commune, Fidel Moreno, presented this afternoon, the expansion of the Bismarck Martínez Social Housing Program, thanks to the initiative of Commander Daniel Ortega and Vice President Rosario Murillo.
"We have the challenge of building 50,000 social housing units over the next 7 years as part of this program, and particularly, 20,000 of them in the municipality of Managua," Moreno said in a press conference.
He added that in the last 9 months the 345 families that are the protagonists of the Bismarck Martínez Program, who are already paying $ 20 per month for their lot, can now be the protagonists of a home with an additional $ 20, that is, with $ 40 per month they will be able to opt for a housing with all the necessary conditions to live.
The houses have a cost of 9,500 dollars and "the Government through INVUR and different programs will provide a subsidy of 2,500 dollars, the municipalities through the lots of land and the works that we develop in them, we will deliver another 2,500 dollars In other words, families only have to contribute $ 4,500, a little less than 50% of the value of the homes. But those 4,500 dollars can be contributed to a 25-year loan with installments that are below 40 dollars, ”he explained.
He stressed that it is an urbanization that has all the basic services, electricity, drinking water, sewage, public lighting, green areas and recreation.
In the same way, he emphasized that these houses have a facade similar to those of the Monte Nebo Residential, the size of the lot is between 150 and 180 square yards, the construction area is 54 square meters, prefabricated with blocks, they have a laundry area on the outside and a 51 square meter patio, they will have two doors, two windows and a standard bathroom.
"This type of housing to be able to ensure that they cost less than 40 dollars, internally it does not have partitions, only the bathroom partitions, this is precisely to ensure that internally, you can make the partitions as best suits your needs, we We deliver a master plan from which, you say well, I want two rooms, I want one, I want three, I prioritize the living room, dining room, kitchen area ”, he stressed.
Moreno said that this program is novel worldwide, since it is aimed at families with fewer resources and who do not have reliable mechanisms to prove their income.
Self-employed workers who, if they have an income, but cannot pay social security and do not have a salary certificate, can opt for a home. The protagonist will explain the nature of his work and this program will make visits to the families and the place where he has his business, in order to corroborate the information provided, in the same way if the protagonist receives remittances, they will be able to present the receipts that show that he receives at different times these remittances.
The protagonist must have a monthly income of at least 5,500 cordobas and a maximum income of 15,000 cordobas and must pay a minimum housing premium of $ 20.
“It is a huge opportunity for the managuas, we are filled with great joy on behalf of Commander Daniel and Compañera Rosario to be able to present an initiative of this magnitude, of this nature and that is really going to fulfill the dream of thousands of Nicaraguans and particularly thousands of Managua who otherwise could not have a decent home.
